The Conesso Build Process

Building a home is one of the biggest investments you’ll make, and we’re here to make the process smooth and enjoyable. From the initial consultation to the final handover, our team is committed to providing expert advice, personalised guidance, and support every step of the way.

Here’s what you can expect from our process:

Step 1: Understanding Your Dream
At Conesso Constructions our goal is to help our clients transform their dream home into reality. In our initial meeting we start by getting to know you and learning about your current and future needs for your home.

We recommend bringing your concept designs or plans as well as some examples and inspirational photos with you to ensure that we’re on the same page with what you’re wanting to achieve with your project. In this meeting we’ll discuss your budget, timeline and lifestyle to ensure we can provide the ultimate outcome for you. If at this stage you don’t have any plans drawn up we can put you in contact with the local architects and designers that we recommend working with and are more than happy to collaborate with you during this process.
Step 2: Design
After understanding your vision, we partner with our architect to bring it to life. We’ll design tailored floor plans, elevations, and architectural elements that will make your home uniquely yours. This collaboration keeps the design aligned with your lifestyle, taste, and most importantly your budget, so you can be confident that every detail reflects what matters most to you.
Step 3. Initial Estimate
After our initial meeting, we’ll review your concept plans and provide you with an initial estimate to complete your project. We pride ourselves on our transparency throughout the build process and want to avoid any hidden costs arising. This estimate will give you an indicative cost of how much your project will cost to build. We’ll meet with you onsite to run through your initial estimate.
Step 4. Preliminary Agreement
If you’re happy with the estimate we will then proceed to signing a preliminary agreement which will outline the contract costs including council lodgements and certifier fees. and any other required reports. This will give the green light for us to proceed with a more detailed quote for your build. Once signed we will lodge your council documents or private certifications if required.
Step 5. The D. A . Process & Council Lodgment
Our team will arrange everything that is required for your council submission including; BASIX Certificate, Statement of Environmental Effects, BFL etc. We’ll also discuss with you how the Development Application (DA) process works and what will be involved in the building workflow to create your new home.

The DA will be submitted to council and can take roughly 6-10 weeks, subject to council conditions and requirements. Upon DA approval, we will lodge the CC application to a private certifier, this can take up to 4 weeks, subject to DA conditions.
Step 6. Selections & Quote Adjustments
The selection’s process is one of the most exciting and fun steps of building your new project. We will guide you through the process, assisting you with choosing your interior and exterior colours, fixtures and finishes that reflect your unique needs and lifestyle.

We also have a fun and easy system where you can make all the selections through our personalised My Home selections website where you can choose your options of any of our featured products or you can choose what you like and go custom! After you’ve chosen your selections we make any necessary adjustments to your build quote and will meet up again to discuss these in detail to ensure that you’re comfortable with the detailed quote that we’re putting together.
Step 7. Final Pricing
Once the design and selections process is completed, this gives us a tangible product where our team will then present to you a price to build your project.

This also assists you in the process of getting your finance approved (if required). The pricing process requires sourcing products, services and requesting external materials quotes.

With all these steps completed, we will have everything in place to provide you with a final detailed price for your new home pending any outstanding approvals. We will arrange an onsite meeting with you to discuss your final quote which will include a breakdown of the build, the construction schedule and any considerations or exclusions.

When you’re happy with the final price we will then progress to the contract stage and issue you with a HIA contract for you to sign. Your Home Owners Warranty Insurance will also be issued and a start date scheduled.
Step 8. Contract Signing
Let’s get underway!

This is the step where everything starts to become a reality. For your peace of mind a comprehensive HIA contract is prepared outlining every detail of your home.

This forms part of your building contract, along with all of the necessary insurances and your personal requests. All we need now is a deposit of 10% of the total contract value of your home minus your scheduling commitment fee and HOW costs.
Step 9. Scheduling, Construction & Site Visits
The construction of your new home can begin as soon as we have final approvals from your finance provider, and we receive the necessary approvals and associated documentation from local authorities.

We will provide you a work schedule where it is updated and adhered to, streamlining the process and outlining build time frames. We believe that client communication is one of the most important aspects of the building process.

You will be notified regularly with photos and descriptive updates of your project including regular site visits to show your project coming to life! This is achieved simply through our personalised scheduling system where you can login at any time to see where your project is up to.
Step 10. Construction Begins
After all of your planning, your project is now underway!
Step 11. Handover
On completion of your project, you will be invited to attend a final walk-through inspection with your Project Manager as well as a handover meeting. We will arrange all necessary documentation and compliance certificates and hand over your beautiful new home to you.
